Welcome to The Lake Royal, the mid-century modern jewel of Lake Merritt.  The Lake Royal is a 55 unit residential community with sweeping views of Lake Merritt, Oakland Hills, Downtown Oakland and the Bay.  The Lake Royal was designed to combine the elegance of a single family home with a sense of community that comes with apartment living.

Security

Door attendants are located at the lobby entrance. As visitors enter the lobby, they are greeted by our friendly staff who record their entrance, guide them to visitor parking and announce their arrival to residents. There are over 20 CCTV cameras throughout the property to monitor and record activity outside and inside the parking garages. Key fobs and garage door openers are assigned only to residents, staff and select others to restrict entry to the building entrance doors, elevators to resident floors, and garages for added security.

A 5 minute walk to BART allowing you to be at your destination in San Francisco in less than 30 minutes or Berkeley in 15 min. A 5 min. drive to the Oakland Ferry Terminal to head to a Giants or Warriors Game or Concert in SF.

Building

BUILDING:

Built in 1959 as luxury apartments for sale on the lake front,  the Lake Royal is a mid-century modern  building with  55 apartments, spread over 11 floors, and two secure parking garages. An additional apartment, located at the lobby level of the building, is owned by the Lake Royal Apartments and is rented out for rental income. It is currently leased and not available for rent. In 2019, the Lake Royal completed an almost $9 million seismic retrofit of the building.  This endeavor increased the building’s safety against total collapse almost eightfold.  Mar Structural Design was the structural engineer and Pankow Builders led the construction.  

COMMON AREAS / AMENITIES:

Expansive ground floor patio, rooftop with panoramic views, lobby lounge, free assigned indoor parking space in one of two secure parking garages, free on-site storage unit and bike storage. Door attendants are located at the building entrance who receive and announce visitors and direct them to guest parking, receive deliveries, store packages, and deliver newspapers daily. Door attendants also monitor CCTV cameras located in over 20 locations outside of the building, in the adjacent owned guest and resident overflow parking lot, and in parking garages.

FLOOR PLANS:

Each floor has five spacious, 2 and 3 bedroom floor plans  (A, B, C, D, and E), ranging from 1511 to 1774 square feet, all on one level with private balconies ranging from 18 to 55 feet in length. Owners are allowed to remodel their apartment interiors following guidelines set by The Lake Royal.
